House Washing and Soft Wash

Low-pressure soft washing for vinyl, stucco, brick, wood and dryvit, including historic homes, rust stains and windows.

Chapter 01

The green on the north wall is growth, and pressure is the wrong tool for it

In coastal, humid Louisiana, mildew and algae settle in on the shaded sides of a house: the north walls, the base of the stucco, the trim around the windows. It reads as a paint problem from the street. Most of the time it is a growth problem sitting on good paint.

A high-pressure tip is how people make it worse. It can strip the paint it was meant to rescue, and it can force water behind vinyl siding. Tiger Wash soft washes instead, at low pressure, so the growth lifts and the finish stays where it is.

Two people, windows shut, plants wet

The crew comes as a two-man team. You shut the windows and doors, unlock any gated areas or send the code, and take the small things off the porch: shoes, wreaths, ashtrays. The technicians move the furniture themselves, and the rinse runs top down so nothing already clean gets rinsed dirty again.

Potted plants get moved, with a photo taken first so they go back where they were. In-ground plants are pre-wet and kept wet through the wash, and tarps go up when they're needed. By their own count, Tiger Wash has yet to damage a plant or garden in over 8 years in business.

You don't need to be home. The crew needs a water source, usually your outdoor spigot, and access to every exterior area being washed.

Chapter 03

How often a house needs it again

Generally every 1 to 1.5 years. Near the coast, in humid New Orleans, a house can need it twice a year, and some properties do best on a quarterly schedule.

Spring is the best season for most homes. The wash goes on after the pollen settles and ahead of the summer growth.

Tiger Wash is licensed and insured, with a multi million dollar insurance policy, and every house is washed by a two man crew. Estimates are free: call (504) 270-4925 for New Orleans and the Northshore, or (225) 678-8904 for Baton Rouge.

Five surfaces get the same low-pressure wash.

  • VinylThe garage gable in the slider is vinyl. High pressure can push water behind the panels, so it gets a soft wash.
  • StuccoThe green shows first along the base of a shaded wall, and it climbs from there.
  • BrickWashed at low pressure like the rest, and rust stains can come off it too.
  • WoodSiding, fences and decks are washed at a pressure the boards can take.
  • DryvitOn their soft wash list, and on their rust removal list.

They list window cleaning among their services too, and one reviewer below says the mold and mildew around their windows was gone.

Old houses

The Garden District, Uptown, even the French Quarter.

Tiger Wash soft washes historic homes in all three, with low pressure cleaning and no high pressure blasting. A house that old doesn't need to be blasted to come clean, and the wash is the same one a newer house gets.

If yours is one of them, say so when you ask for the estimate. Free in-person visits are typically scheduled within 1 to 3 business days.

“Had Chris come out today to wash our home and he did a wonderful job. It looks as though we just painted it and all the mold/mildew around our windows are all gone.”

Rust Removal

Rust isn't part of the mildew job, and Tiger Wash lists it as a service of its own.

Surfaces
Rust comes off concrete, stucco, brick, wood, metal and dryvit.
Roofs
Asphalt, tile and metal roofs. See roof cleaning.
Batteries
Battery stains are on the list too.

Same crew, same low pressure, from the Northshore and the Westbank to Baton Rouge. While the ladder is out, ask about roof cleaning and gutter cleaning, which come ahead of the walls on a top-down wash.
